If you decide to get a realtor in this area then I strongly suggest Terry Seaman.  I've worked with many realtors and he is by far the best.  He's a super guy who will do whatever needs to be done to find a great house. When we were hunting for a house we had worked all day long and made an offer that was not accepted.  The next day we started again and finally found the perfect house.
